Full Property Clearances
Our standard van holds about 7 cubic yards. For full house clearances we use a larger Luton van, holding about 20 cubic yards, roughly three skips' worth. As a rough guide:
- 1-bed flatabout half a Luton load
- 2-bed house or bungalowabout one Luton load
- 3-bed houseone to two Luton loads
- 4-bed+two or more Luton loads

For comparison: an 8-yard skip holds about the same as our standard van. One of our Luton loads is about three skips, and skips won't take sofas, armchairs or mattresses. We do all the lifting and loading for you.
Important: Disposal Charges & Our Approach to Waste
Due to UK government regulations introduced in 2023, upholstered furniture containing foam — including sofas, armchairs, sofa beds, and footstools — is classified as containing Persistent Organic Pollutants (POPs) and must be disposed of at specialist licensed facilities. This significantly increases our disposal costs for these items. Mattresses, fridges, freezers, and large appliances also carry individual disposal charges and are priced separately.
However, we do things differently.
Unlike most waste clearance companies, we actively look to rehome, upcycle, and resell furniture items rather than send them straight to disposal. If your items are in good condition, we may be able to collect them free of charge or at a reduced rate — because they have a second life ahead of them rather than a skip.
We always recommend requesting a full quote before booking online. A quick conversation or a few photos means we can assess your items properly, potentially saving you money and ensuring nothing goes to waste that doesn't have to.
Load sizes are for general household items. Heavy materials such as rubble, soil, hardcore and wet garden waste are priced from photos.
We will always confirm the total cost before we begin work — no hidden surprises on the day.
